A large development is coming to Avondale Estates with retail, housing, a park and more, the city announced.
South City Partners has purchased 3.17 acres on the north side of East College Avenue between Hillyer Street and Sams Crossing. It will be home to the “vertical mixed-use project” set to include 8,000 square feet of retail/restaurant space on the ground floor and 197 residential units in four stories above.
No start or completion date has been announced.
There will also be a “gateway park,” which will preserve mature trees, a rear parking deck with additional on-street parking and “generous sidewalks.”

“Their mixed-use project will be handsome and welcoming edifice at our western gateway and an inspiring catalyst for our entire central business district,” Mayor Jonathan Elmore said in the news release. “As mayor, I am incredibly proud of the collaborative effort of our Downtown Development Authority, our city manager and staff, and the board in working with South City Partners to arrive at this point.”
Downtown Development Authority Chair Matt Delicata said it’ll be a “great addition to the downtown district.”
