The Lilburn Planning Commission voted to recommend approval of a request by Gwinnett Habitat for Humanity Inc. for a rezoning to allow for five single family lots on 1.07 acres at 3826 Burns Road.

Lilburn’s city planner noted the plan will meet site and architectural design standards of the city’s overlay district. The proposed minor subdivision plan meets zoning requirements, but each lot and building is subject to additional review and approval through the permitting process.The site will be served by sanitary sewer available nearby.

Recommended conditions include a 5-foot wide sidewalk along the entire road frontage of Burns Road to accommodate pedestrian accessibility to nearby commercial sites and approval of building elevations prior to issuing building permits. The city will review design renderings to be sure the homes use a mix of materials, textures, and colors to make each unit unique. Homes will have a minimum heated floor space of 1,400 square feet.

The planning commission’s recommendations will now go to the City Council for a vote.
