A high-end property with 198 apartments for rent is scheduled to open in winter 2018, real estate developer Wood Partners announced Tuesday. 

Piedmont House, located at 205 12th St., includes one-, two- and three-bedroom layouts. The units will have hardwood floors, quartz countertops, wine coolers and private balconies, according to a news release.

The average rent will be around $3,500, a spokeswoman said.

Bennett Sands, development director with Wood Partners, said the project is an extension of the momentum happening in Atlanta.

“By combining the lifestyle and amenities of a luxury condominium building with the flexibility of a lease, we hope this venture elevates the standard for boutique intown living,” Sands said in a statement.

Amenities are to include personal wine lockers; a fitness center; a saltwater pool and lounge overlooking Piedmont Park; and an entertainment space with a private kitchen, chef’s table and baby grand piano.

The property will also offer pet services that include “pet social hours and meet-ups,” concierges who can arrange for walking or grooming services and an on-site pet spa, according to the website.

The Midtown building will also bring 1,200 square feet of retail space, though a tenant has not yet been announced.

The residences will range in size from 919 square feet to 2,546 square feet, according to the development's website.
